What I do

I, Clay Edwards, will perform the Origination Services listed below.  My services include consulting with you to determine what is important to you, “Your Ultimate Scenario”, thereby determining the loan that best fits your needs, negotiating the interest rate and fees in the lending marketplace and overseeing the transactional details of your loan from start to finish.

I want you to know there are upwards of 43 different people from approximately 15 different industries that will be involved in some form, during your loan process, and my overseeing the complexities of your transaction will ensure the smoothest possible outcome for you.

Origination Services I provide:

  1. Obtain loan pertinent information from you and accurately complete your loan application.
  2. Analyze you income, assets and liabilities to determine the maximum loan amount you qualify for, and more importantly, that you feel you can afford.
  3. Educate you in the home-buying and financing process, and advise you about the different types of loan products available, based on your particular situation, needs and long-term goals, demonstrating how closing costs and monthly payments vary under each product/scenario.
  4. Collect financial information from you required by the Lender, (e.g. tax returns, bank statements) and other related documentation that are part of the application and loan-approval process.
  5. Assist you to understand and resolve credit problems, and, if prudent, refer you to an appropriate provider of any necessary service, including a certified HUD Housing Counselor.
  6. Maintain regular contact with you, the lender, your realtor and any other involved third party, from the submission of your loan to final loan approval and closing, keeping all parties apprised throughout the entire loan process.  If necessary, I will request and submit any additional information and or documentation as needed to obtain final loan approval.
  7. Provide required legal disclosures (e.g. Truth-In-Lending, Good Faith Estimate) to you and the lender.
  8. Initiate and order VOEs (verification of employment) and VODs (verification of deposit).
  9. Initiate and order VOMs (verification of mortgage(s) and other loan verifications, if applicable) and VORs (verification of rent, if applicable).
  10. Initiate and order appraisals and Subordinations of existing liens that will remain, if applicable.
  11. Initiate and order inspections or engineering reports as required.
  12. Order legal documents, as required.
  13. Submit your loan to the lender and obtain an underwriting approval through the automated underwriting system the lender utilizes.
  14. Determine whether the property is located in a flood zone or order such service, if required.
  15. Participate in your loan closing and forward any closing documents necessary, to the Lender.
  16. Maintain regular contact with you, after your loan closes, and update any changes to your long-term goals through an annual mortgage review appointment in person or by phone, whichever your prefer.
  17. Seek to help you achieve your “Ultimate Scenario”.
